How Tax Sales Work in Manitoba

After the two-year redemption period, Manitoba municipalities hold a public land sale. Properties are advertised in local newspapers. The minimum bid covers arrears plus costs.

1
Two-Year Redemption Period

Manitoba provides one of the longest statutory redemption periods in Canada. Under The Municipal Act (Part 8), property owners have two full years to pay all outstanding arrears, penalties, and costs before the municipality can proceed to a public sale. Manitoba also requires formal written notice to all parties with registered interests.

2
Advertisement and Sale Date

After the two-year redemption window expires, the rural municipality (RM) or City of Winnipeg advertises the upcoming public land sale in local newspapers. TaxSaleProperty.ca monitors Manitoba RM publications and the City of Winnipeg's tax sale notices, publishing listings with enriched data as soon as they become available.

3
Due Diligence in Manitoba

Conduct a title search via the Teranet Manitoba Land Titles Office. Check drainage licences โ€” Manitoba agricultural land often has Provincial Drainage Licences that create maintenance obligations or access restrictions. For farmland, verify soil class and any PFRA (Prairie Farm Rehabilitation) easements. Confirm whether any surface rights agreements exist.

4
Attend the Public Sale

Manitoba tax sales are conducted as live public auctions or written tender processes depending on the RM. Contact the specific RM's administrator to confirm format, registration requirements, and deposit amount. For the City of Winnipeg, contact the City's Revenue Division for their specific procedures and deposit requirements.

5
Payment and Title

Successful bidders pay the balance as required by the municipality. A Tax Sale Certificate is then issued. There is generally no post-sale redemption period in Manitoba once the certificate is issued and payment confirmed. Engage a Manitoba real estate lawyer to register the title transfer with Land Titles.
